As digital assets have become a legitimate form of wealth accumulation, a growing number of buyers seek to use cryptocurrency to acquire real estate. Costa Rica, with its flexible legal framework and internationally oriented property market, has become one of the most accessible destinations for this type of transaction.

How It Works

Seller Agreement

Not all sellers accept crypto directly. The first step is confirming that the seller is open to a crypto-denominated or crypto-converted transaction. We work with sellers who have experience with digital asset transactions and can identify the right match.

Conversion or Direct Transfer

Transactions can be structured as a direct crypto-to-crypto transfer between buyer and seller, or the crypto can be converted to USD or colones through a licensed exchange before the closing. The structure depends on both parties' preferences and the legal advice of the notary-attorney.

Legal Documentation

The property transfer is documented through a standard notarial deed (escritura pública) regardless of the payment method. The deed records the agreed purchase price in colones or USD. Your attorney will ensure the transaction is properly documented and compliant with Costa Rican law.

Tax & Compliance Considerations

Buyers should consult with a tax advisor in their home country regarding the tax treatment of crypto-to-real-estate conversions. In Costa Rica, the transaction is treated as a standard property purchase for local tax purposes. Anti-money laundering regulations apply, and buyers should be prepared to document the source of funds.

Commonly Accepted Assets

Bitcoin (BTC), Ethereum (ETH), and stablecoins such as USDC and USDT are the most commonly used assets in Costa Rican real estate transactions. Acceptance of other assets depends on the agreement between the parties.
