What Private Search Is
Private Search is a confidential, advisor-led acquisition service for buyers who know what they want and expect a disciplined process to find it. Rather than browsing listings and attending open houses, you define your criteria once. We translate that into an active, targeted search across our private network, our co-broker relationships, and our database of unlisted and off-market properties throughout Costa Rica. We then present only what meets your standard — not everything that is technically available.
This service is not for everyone. It is for buyers for whom discretion, quality of curation, and efficiency of process matter more than volume.
What We Do on Your Behalf
Private Network Access
A significant share of premium property in Costa Rica changes hands without ever being publicly listed. Through our relationships with other advisors, developers, and property owners, we reach inventory that does not appear on any portal.
Active Outreach
We do not wait for listings to appear. Where relevant, we approach owners of specific properties directly — homes, parcels, or commercial assets that match your criteria but are not currently for sale. Owners are sometimes open to conversations they would not initiate on their own.
Curated Presentation
You receive a structured briefing on each property we recommend, including location analysis, condition assessment, pricing context, and our honest opinion of its merits and risks. We do not pad the presentation to appear more active. If we have one property worth your attention, we bring you one.
Due Diligence Coordination
Once a property of interest is identified, we coordinate legal review, title verification, survey and inspection, and any other third-party processes required to give you a clear picture before you commit.
Negotiation
We negotiate on your behalf with full knowledge of market conditions, the seller's context, and your position. Our interest is in the transaction being right for you — not simply closed.
Relocation and Transition Support
For buyers relocating to Costa Rica, we can connect you with trusted legal, tax, and residency advisors, as well as introduce you to the communities, schools, and services relevant to your lifestyle. We have done this many times.
How It Works
Private Search begins with a confidential consultation. We listen before we act. In that conversation, we establish your criteria: property type, location preferences, budget range, timeline, and any non-negotiables. We also take the time to understand your broader context — why Costa Rica, what you are building toward, and what a successful outcome actually looks like for you.
From there, we activate the search on your behalf. You receive updates when there is something worth reporting. We do not fill your inbox. We do not bring you properties that do not qualify. When something meets your criteria, you will hear from us promptly and with all the context you need to make a decision.
There is no obligation to proceed with any property we present. The relationship continues until you find the right one or decide otherwise.
Confidentiality
Your identity, your criteria, and your interest in specific properties remain strictly confidential. When we make inquiries on your behalf, we do so with discretion. Sellers are not made aware of your specific profile unless you authorize it as part of an active negotiation.
Working With Us
Private Search is a retained advisory service. A retainer is applied toward the acquisition fee upon successful closing. We work with a limited number of active search clients at any time to ensure each receives the attention the service demands.
