Off-Market Sourcing
Some of the most compelling properties in Costa Rica are never listed. High-net-worth owners often prefer to sell discreetly, without online photography or open viewings, to protect their privacy and that of their families. Our network of relationships with owners, attorneys, developers, and other agents gives us access to this private inventory.
When you give us a search mandate, we activate this network proactively. We do not wait for the right listing to appear on the right portal.
Property Vetting
Before you visit a property, we have already evaluated it. This includes a preliminary review of title and legal status, assessment of the surroundings and neighborhood, comparative market price analysis, and an initial physical visit by our team.
We only present properties that have passed this initial filter. Your time is valuable. We do not invest it in viewings that lack foundation.
Once you identify a property of interest, we coordinate full due diligence alongside your legal and financial team: title review, cadastral survey, permits, municipal debts, environmental assessment, and any specific aspects relevant to the property in question.
VIP Concierge Service
For clients traveling from abroad, we coordinate everything related to your visit to Costa Rica: private property viewings, transportation, accommodation recommendations, and meetings with attorneys, tax advisors, or architects as needed.
During negotiation, your advisor acts as your direct representative: presenting offers, managing counteroffers, and coordinating with the legal teams of both parties to reach a clean and efficient closing. If you have your own legal or financial team, we work alongside them.
Who This Service Is For
This service is designed for buyers who value discretion, efficiency, and access. Buyers who do not have time to search portals, who require properties not on the public market, or who simply want a trusted party to manage the entire process on their behalf. There is no minimum property price required, but the service is oriented toward transactions in the luxury segment.
